Building Permit Fees

$20 per dumpster used.

Demolition: $35.00 or 1% of assessed value, whichever is greater.

SCHEDULE OF PERMIT FEES
EFFECTIVE 2/23/02, REVISED 1/5/2005

  1. Building Permits (including: building, plumbing, electrical & heating). This applies to residential and commercial construction (foundations, dwellings, additions/alterations, accessory buildings, garages, tennis courts, swimming pools, and all other miscellaneous construction:

    Based on the estimated cost - $25.16 for 1st $1,000.00 and $8.16 for each additional $1,000 or part thereof. This includes the .16 per thousand of the estimated cost for the State Educational Fund.

  2. Mechanical Permits - plumbing, heating, gas burner, air conditioning and electrical work (excluding Temporary Electrical Service for a New Construction) based on the estimated cost - $25.16 for the 1st $1,000.00 and $8.16 for each additional $1,000.00 or part thereof.

  3. Re-Plan Review Fee - $20.00. This fee is to be charged when a plan is reviewed, and then applicant decides to substantially revise the plans being submitted, thus requiring an entire new plan review to be performed.

  4. State Zoning Fee - Raised by State to$30.00*.

  5. Local Zoning Fee - $15.00 base fee to $5,000.00 estimated cost, then $3.00 additional per $1,000 of estimated construction cost.*

  6. Re-inspection fee for incomplete work - $20.00. This is for the person who makes no attempt to correct items noted, and will be charged when an individual scheduled to meet the inspector on site for inspection fails to be there. Work done without obtaining a permit - $100.00.

  7. Issue of Letters for Certificates of Occupancy for residences constructed before Building Department existed - $20.00 accompanied by a written request.

  8. Outdated Certificate of Occupancy Inspection - $20.00 accompanied by written request (for permits older than 2 years).

  9. $25.00 Zoning Residential Final Inspection fee. $50.00 Commercial Final Inspection fee.*

*These are current Zoning Department fees.

SCHEDULE OF WORK: The following is an applicable list of work to consider when determining the cost of a building project. This cost schedule will be used by the Town of Bethel Building Department to compute the permit fee that will be charged for a given project.
New Construction: $60.00 per square foot.
Additions: $60.00 per square foot.
Detached Garage $30.00 per square foot.
Attached Garage: $30.00 per square foot.
Garage Under: $10.00 per square foot.
Carport: $15.00 per square foot.
Shed: $10.00 per square foot.
Unfinished Basement: $10.00 per square foot.
Finished Basement: $25.00 per square foot.
Convert Unfinished Attic or
Garage to Finished:
$20.00 per square foot.
Decks: $12.00 per square foot.
Open Porches: $15.00 per square foot.
Closed Porches: $20.00 per square foot.
1/2 Baths: $500.00 each (not to be figured into new construction)
Full Baths: $1,000.00 each (not to be figured into new construction)
Masonry Chimney: $1,000.00 each (not to be figured into new construction)
Pre-fab Fireplace: $1,000.00 each (not to be figured into new construction)
Masonry Fireplace: $2,000.00 each (not to be figured into new construction)
(The cost of masonry chimney is included in this.)

RE-INSPECTION FEE POLICY

First request for inspection:   No charge

Request for re-inspection:   $20.00
This is for the person who makes no attempt to correct items noted, or when individual scheduled to meet the inspector on site for inspection fails to be there (this is not meant to be charged to a person who needs help or doesn't understand what is required.)

NOTE: After any inspection, the Building Official has the authority to Stop Work completely on project until project owner presents to the Building Department plans which will remedy inspection failures from an architect, structural engineer, soils engineer, or other required professionals.

NOTE: No further inspections will be done unless re-inspection fee is presented to the Building Department.

If no re-inspection fees are paid and work continues, the project will be assigned a STOP WORK ORDER, and the matter turned over to Town Counsel for abatement.
